Here
is the progress report. Everything that can be done on the roof is done.
The only roof work left to be done is in conjunction with the siding.
Next in line is the
grinding of the stumps. Then we will lay the COPA membrane at least 20 inches
up the wall and 20 inches out in the soil. This will force the water away from the building.
I took photos of the wall this winter when I went up to remove the ice dams. I
lost them at Walmart photo development. The insurance
company next door plows the snow from its driveway up
against the back wall of the Family Dollar. In the spring, this acts as a dam
to block the free flow of water draining from the roof. I believe that that is
what is causing the water to enter under the back wall. If the water still
enters the building after we install the new membrane and siding, then some
alteration of their plowing methods may be the
solution.
Once the stumps are
removed and the COPA membrane installed, we will set up the staging to install
the siding and the ice belt. That is what we discussed on the phone last week.
They need to be done at the same time because we will be using the same
staging. Doing them separately will require us to install and remove the
staging twice. Unless it’s a government job, hurrying up and doing it twice is
not a desirable option.
There
is a dead elm tree hanging over the south side roof with many big dead
branches. Some branches are already falling onto the roof. No big ones yet.
No damage yet. It is not a matter of if, but when a big branch will smack a
hole in the roof. I can remove this tree for you at a very reasonable cost
after the roofing and siding work is done. I keep the wood. Time
and the cost of the lift. Not to exceed one day.
